What we do
Four disciplines.One signatureat the bottom.
You can commission any one of the four on its own. Most clients take all four, because the moment a discipline is tendered out, someone acquires an interest in the other three being wrong.

In detail
Four disciplines, one contract.
01
Feasibility and land analysis
Site studies, zoning envelopes, bankable cost plans.
02
Architecture
Concept to construction drawings, permits filed and defended.
03
Development management
Tender, contracts and site supervision to handover.
04
Sales strategy
Pricing, staging and the sales narrative.
Sequence
Five stages, and whatcloses each one.
Brief
Two hours on the plot with the partner who will actually run it. Closes with a written scope and a fixed fee.
Feasibility
Zoning envelope, massing options and a cost plan tested against live tender rates. Closes with a bankable study.
Permit
Design development, authority negotiation and submission. Closes with the building permit in hand.
Construction
Tender, award and weekly supervision by the people who drew it. Closes with practical completion.
Handover
Snagging, documentation and, where instructed, the sales campaign. Closes with the keys and the as-built set.
Deliverables
What arrives, and when.
Before the permit
- Zoning and utilisation study, with the reserve we think you can defend
- Two or three massing options, costed, not just rendered
- Cost plan against live tender rates, updated every quarter
- Permit set, submitted and defended at the hearing in person
After the permit
- Tender documents and a recommendation you are free to overrule
- Weekly site report, photographed, from the person who drew the detail
- Cost tracking against the original plan, not against the last revision
- As-built documentation and the snag list closed before handover
Engagement
The questionsclients ask first.
Yes, and roughly a third of our clients start that way. The study is a standalone document with its own fee, and you are free to take it to another practice afterwards. We would rather you have a real number than a relationship.
A fixed fee per stage, agreed before the stage begins, with the construction phase billed as a percentage of the awarded contract sum. There is no hourly rate and no fee uplift when a variation is our fault.
We carry it within a two per cent band, which is the average variation across our forty-seven completed projects. Beyond that we sit down with the tender returns open and decide together, before anything is ordered.
Occasionally, for repeat clients. Our supervision model depends on a partner being on site weekly, so we do not take work we cannot reach and return from in a day.
The project architect, and once a month the partner named on your contract. Not a subcontracted site manager who has never seen the drawings.
